SIRA: A Sustainable Landmark Coming to City Road, EC1
We’re excited to welcome SIRA as our new neighbour! This ambitious redevelopment at 188 City Road, EC1, breathes new life into the historic former headquarters of the Lipton Tea Company. The project, led by Shorea Capital and Native Land, and fitted-out by 8Build balances heritage preservation with modern sustainability, creating a workspace tailored for productivity and wellbeing.
Set for completion in late 2025, SIRA offers 42,000 square feet of premium office space. Its design prioritises sustainability, featuring net-zero carbon operations, all-electric systems, green roofs, and high-performance glazing. Impressively, 70% of the building's original structure will be retained, embodying a responsible approach to development. Designed by Stiff and Trevillion Architects, the building includes expanded floorplates, additional levels, a mansard roof, and a rooftop pavilion, offering tenants private terraces and state-of-the-art facilities.
Situated close to Old Street station, SIRA connects London’s financial, creative, and tech communities, making it a strategic hub for innovation. Amenities such as extensive cycle parking and end-of-trip facilities highlight its commitment to sustainable commuting and employee wellbeing.
